Mumbai, August 14, 2025 — In a decisive enforcement action, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has taken stringent measures against the developer of Palais Royale, Mumbai’s iconic but long-delayed luxury skyscraper. The action comes after unpaid interest liabilities exceeding ₹100 crore were flagged, prompting regulatory intervention.

Recovery Warrants Issued

MahaRERA’s adjudicating officer has invoked Section 40(1) of the RERA Act, instructing the District Collector to execute recovery warrants. These authorize the freezing of accounts, property attachment, or other lawful actions—treating the dues as state revenue arrears.

Possession Mandate Within 60 Days

The developer, Honest Shelters Pvt Ltd, has been directed to hand over at least eight luxury flats—complete with occupancy certificates—within a 60-day window. This is the newest deadline in a project delayed over a decade due to litigation and financing issues.

A Landmark Under Scrutiny

Once touted as India’s tallest residential tower at 320 meters, Palais Royale in Worli has been mired in controversy since 2008. Delays, loans defaulted, and prolonged court battles have left homebuyers waiting—many of whom paid crores years ago.
