CIDCO flat possession

Navi Mumbai [India], October 13: More than 250 homebuyers in Navi Mumbai are still waiting to take possession of their flats at the Vijayadurga Vista housing project in Taloja, despite having paid the full amount for their homes. The delay has left families facing financial pressure as they continue to manage rent and home-loan instalments while awaiting clarity on the possession process.

The flats were allotted under the City and Industrial Development Corporation (CIDCO)’s ‘My Preferred CIDCO Home’ scheme, launched in October 2024. The project has become the focus of a legal dispute concerning eligibility requirements under the Pradhan Mantri Awas Yojana-Urban 2.0 (PMAY-U 2.0).

The dispute centres on the implementation of eligibility conditions, including the prescribed annual income limit for applicants. Questions raised before the Bombay High Court over whether the scheme’s criteria were being followed have affected the allotment and handover process for the housing project.

According to reports, the affected buyers paid approximately ₹33 lakh each for their flats after being selected through the housing lottery. The buildings reportedly received Occupancy Certificates in November 2025. However, the families have not been able to move into their homes because of the ongoing legal proceedings and restrictions affecting possession.

For many families, the delay has created an additional financial burden. Buyers are reportedly paying monthly instalments on housing loans while continuing to pay rent for their current accommodation. The situation has also raised concerns among beneficiaries who had expected to move into their homes after completing the required payments.

The Vijayadurga Vista Distressed Beneficiaries Committee has been seeking a resolution and early clarity on the matter. Affected homebuyers have urged the authorities to address the issue so that eligible beneficiaries can take possession without further delay. They have also warned of intensifying their protest if their concerns remain unresolved.

CIDCO’s position on the matter is linked to compliance with the court’s interim directions. The dispute is therefore subject to the ongoing judicial process, and the final outcome will determine how the affected allotments and possession requests are handled.

The case is being closely watched by the affected families, who are hoping for a clear resolution. For more than 250 households, the central concern remains when they will finally be able to move into homes for which they have already paid.
